2026 HOA Dues & Waste Collection Notice
2026 HOA Dues: $165 (Due by February 16, 2026)
Dues cover: streetlight electricity/maintenance, entrance water/electricity, entrance maintenance (grass, garden care, irrigation), and mandatory insurance.
2026 Waste Collection Fees: (Due by February 16, 2026)
- Garbage Collection: $210
- Recycling: $162
- Additional Bin: $60/year
Important:
- Waste Connections only collects trash in official bins.
- Notify HOA as soon as possible ( chotofields.gmail.com )—no later than February 16, 2026, if declining services. Residents may haul their trash to the dump; no other waste service providers are allowed.
Payment Instructions:
Choose one of three ways to pay.
Make checks payable to Choto Fields Homeowners Association.
1) Place in the paper box at 12608 Coral Reef Circle.
2) Mail payment to:

Dear Homeowners,
As your Board of Directors, our foremost responsibility is to preserve the appearance, integrity, and overall value of our community. To do this effectively, we must uphold the covenants, conditions, and restrictions (CC&Rs) that govern our neighborhood. These documents may be found here: www.chotofields.com/file/document *
These covenants were established to maintain a safe, attractive, and enjoyable environment for everyone. Consistent adherence to them helps protect property values and ensures that our community remains a place we are all proud to call home. With that said, our Board of Directors recently collected discounted rates from service providers for tree trimming and power washing to assist you in complying with our CC&R, particularly Article II Section 17. We appreciate all who have participated in this effort thus far! Additional items in the above-mentioned section discuss repairs of your home’s exterior, including gardens, shutters and fencing. If your garden is in need of maintenance, if your home is missing shutters or if your fence or other exterior surface is in poor condition, you may be in violation of Section 17. If any of these items apply to you, we appreciate you taking corrective action. If you are unable to rectify the issue, we urge you to reach out to [email protected] for further assistance or guidance.
Another topic that has been brought to our attention recently is Article II Section 19 which considers street parking and recreational or utility vehicles parked in the driveway. If you are currently parking your vehicle at the curb on Coral Reef Circle, please know that we have been made aware that it is causing congestion problems. Both of these issues are stated in our CC&R and are against Section 19. We kindly request you find alternative parking solutions immediately.
As per Article II Section 1, the Board of Directors may impose a fine on the violating homeowner if any violation is discovered and left uncured. We encourage you to address the CC&R at your earliest convenience to ensure your conformity and reach out to us directly with your questions or concerns.
We understand that maintaining compliance sometimes requires extra effort or clarification, and we appreciate your ongoing cooperation. By working together and staying mindful of the standards outlined in our governing documents, we can ensure our neighborhood continues to thrive.

Our community's charm and functionality depend on dedicated individuals like you. As we embark on several essential projects to enhance our neighborhood, such as improving the entrance garden areas, updating the irrigation system, and repairing the pillars on the entrance walls, we find ourselves in urgent need of your involvement.
Currently, our HOA board requires two additional members to ensure that these projects move forward smoothly. Specifically, we are seeking nominations to serve as Vice President, and Treasurer. Your perspective, expertise, and commitment are invaluable in shaping the future of our community.

RE: IMPORTANT UPDATE ON TRASH PICKUP SERVICE PROVIDER
Dear Choto Fields Neighbors,
I hope this letter finds you well and in good spirits. We are writing to inform you about an upcoming change in our waste service provider, effective Monday, October 30, 2023. After this date, we will no longer be utilizing the services of Ward Waste Solutions and will be transitioning to Waste Connections. This decision was prompted by several issues we have experienced with our current provider, and we believe that this change will lead to a more efficient and professional waste management service for our neighborhood.
The decision to switch providers was primarily influenced by several factors, including:
We want to assure you that we have thoroughly considered these issues and have explored all feasible options with Ward Waste Solutions' owner, Kyle Ward. Unfortunately, Ward Waste Solutions will not be able to meet our expectations for the health and safety of our neighborhood.
The transition to Waste Connections will provide us with a more reliable and professional waste management service. In light of these changes, there will be no additional fees for garbage and recycling service for November 2023 and December 2023. Beginning in January 2024, there will be a price increase for these services. We are currently working with Waste Connections to finalize the new contract. The estimated increase will be approximately $2.50 per month ($30 annually) for trash pickup and $5.00 per month ($60 annually) for recycling pickup. Detailed information on the increase will be provided as part of our yearly dues and garbage/recycling notice for 2024.
Here are some key changes you can expect with our new service provider, Waste Connections:
- Garbage Pickup: Your new garbage pickup day will be on Fridays, and you should have your garbage bins placed at the curb on Thursday night to ensure timely collection.
- Recycling Pickup: Recycling will now be collected every other Friday, with the first pickup scheduled for November 3, 2023. As with garbage collection, please place your recycling bins at the curb on Thursday night before the scheduled collection.
- Bag Limits: You can now have up to five (5) garbage bags placed outside of your garbage can.
- Rolling Cans: Your new garbage and recycling cans will be rolling cans, each with a capacity of 96 gallons, designed to make waste disposal more convenient and efficient.
We believe that these changes will lead to a smoother and more dependable waste management experience for our neighborhood. We appreciate your understanding and cooperation during this transition period.
